Development Control Officers provide free, informal advice on whether planning permission is required for any works that you intend to carry out. To avoid breaching planning regulations, you may wish to ascertain whether planning permission is required before carrying out any building work to your house or within your garden. Planning regulations allow various works to be carried out without the need for planning permission under "permitted development rights". However permitted development rights can be removed. Please note: Planning permission refers only to that required under the Town and Country Planning Acts and does not include any consents or approval under any other enactment, byelaw, order or regulation. Any development may therefore require separate Building Regulations consent.
Before making an application it is advisable to ascertain if constraints apply to the proposed development.
If your proposal relates to a listed Building or a site within a Conservation Area then you may have to submit a Listed Building/Conservation Area application in addition to a Full Planning Application.
