Buy?
If you buy the freehold, you buy the property
outright. If you need a commercial mortgage, you'll probably
require a large deposit. Nevertheless, if you can afford it,
buying freehold property can be a good investment in a rising
property market in which the property holds asset value for
the company.
Rent?
Renting, though more affordable than
buying, is nevertheless one of the largest financial
commitments you may make, so take time to work out exactly what you
need from the premises.
Consider:
- Location
- Cost
- Room for expansion
- Security
- Working environment
- Health and Safety regulations
- Fire regulations
Change of use
Some buildings have restrictions on the type
of business that can be run from them. If your business
differs from former use, you may need a change of use
certificate. Find out more at the
planning portal. Check with the council's planning team
before you sign on the dotted line!
Efficiency: there's money in it
Did you know that there is money available to improve the
efficiency of buildings? Find out more at Finance &
